Buyer or Seller Representation. We guide our clients through all the issues that must be addressed in a purchase and sales transaction, from negotiating the terms of the deal and reducing it to a written contract, through due diligence issues which may include title, survey, environmental studies, zoning and permitted uses, mechanic’s or other liens, easements, rights-of-way and lease review.
Landlord or Tenant Representation. Lease negotiation requires an understanding of the factors important to each side of the transaction and reaching a middle ground that is acceptable to each party. Subleases, whether reviewed from the point of view of the sublandlord or the subtenant, necessitate a careful reading of the prime lease to insure that the document reflects the parties’ agreement and expectations and each party is protected.
Real Estate Secured Lending or Borrowing. With extensive experience drafting and reviewing loan documents for both borrowers and lending, we can make the process of real estate lending or borrowing proceed smoothly from commitment letter to loan closing and all the steps in between.
Commercial Landlord–Tenant Litigation. We have extensive experience in commercial landlord-tenant litigation in the Maryland, DC and Virginia courts.
